Panel and Service Move in Downtown Seattle: Bringing an Older Home Up to Code with a Safer Electrical System
A real project walkthrough from Brett Rauch, Co-Owner & Lead Electrician — covering Seattle code requirements, Federal Pacific panels, hidden wiring hazards, and a clean new electrical service installation.
An Older Seattle Home Needed a Panel and Service Move
CBR Electric recently completed a panel and service move for a homeowner in downtown Seattle. The project involved relocating the home’s electrical service from the back side of the house to the front side.
In many older Seattle homes, the existing electrical service was originally installed in a way that no longer meets current requirements. In this case, the service lines crossed the roof, which meant the electrical service needed to be moved as part of the upgrade.
"In Seattle, they're no longer allowed to cross the roof. With many older homes, when we do a service change, we have to move their electrical service to the front of the house."
The homeowner had received multiple estimates, and chose CBR Electric because of the company’s pricing, communication, and strong five-star reputation.
Coordinating with Seattle Permits and Rebuilding the Electrical Service
Before work could begin, CBR Electric worked with the Seattle Permit Department to get approval for the service relocation. Once approved, the team coordinated the power disconnect and began removing the outdated electrical equipment.
Relocating the Service
The electrical service was moved from the back of the home to the front to meet Seattle’s current code requirements.
Replacing Old Equipment
The old panel and service were removed, and a new electrical panel was installed for a cleaner, safer setup.
"We had the power company disconnect power to the home. We ripped out the old panel and old service. Then, we installed a new service on the front of the house where the new power lines would move to and installed a new electrical panel."
A Three-Person Crew Over Four Days
The project took about four days and required three electricians working both inside and outside the home. Because the job involved service relocation, panel replacement, permitting, utility coordination, and interior electrical work, experience was critical.
Hidden Hazards Inside the Walls
Once the team opened the wall near the old panels, they discovered dangerous electrical wiring buried inside junction boxes. These hidden issues were located directly above two old Federal Pacific panels.
"We found some extremely dangerous electrical wires buried in junction boxes inside the walls."
To complete the new panel installation properly, CBR Electric cut open the drywall and brought those circuits into the new panel. This allowed the team to clean up the unsafe wiring conditions while completing the service move.
"They had two old Federal Pacific panels, and we had to cut the drywall open to install our new big panel. We were able to pull those circuits into our new panel."
A Cleaner, Safer, Code-Compliant Electrical System
By the end of the project, the homeowner had a completely updated electrical service and panel. The old unsafe equipment was removed, the service was relocated to meet Seattle requirements, and the finished installation was clean, modern, and reliable.
Service was moved to the front of the home to align with Seattle code requirements.
Old panels were removed and replaced with a clean, modern panel installation.
Dangerous buried wiring and junction box issues were corrected during the project.
The finished upgrade improved safety, reliability, and long-term value for the home.
"Everything is new, done up to code, much safer, and it adds tremendous value and safety to the home."
Know Seattle’s Service Requirements Before Starting a Panel Upgrade
One of the biggest takeaways from this job is that Seattle panel and service upgrades can be more complicated than homeowners expect. If existing power lines cross the roof, the project may require relocating the entire electrical service.
"A lot of electricians don't know that if the lines cross the roof of the home, they will be required to move the entire service to the front of the house."
Seattle service changes may require relocating service lines that cross over the roof.
Service relocation often requires coordination with the Seattle Permit Department.
Federal Pacific panels and older wiring conditions can create serious safety concerns.
Communication, pricing, inspector relationships, and experience all matter on complex service moves.
CBR Electric has more than 20 years of experience, helping the team complete this Seattle panel and service move smoothly despite permitting, code, and hidden wiring challenges.
A Panel Upgrade Can Reveal Bigger Electrical Safety Issues
For older Seattle homes, a panel replacement is not always a simple swap. Code requirements, roof-crossing service lines, outdated Federal Pacific panels, and hidden wiring hazards can all affect the scope of the project.
Working with an experienced electrician helps homeowners understand the full picture before work begins, avoid surprises, and finish with a safer electrical system that is built to current standards.
